Saglemi Housing project ready March 2027 – Government, developer assure nation
The Saglemi Housing Project, one of the country’s most high-profile stalled developments, is showing tangible signs of revival as a new developer, LMI Holdings, commits to delivering the first 700 housing units by March 2027, with the full first phase of 1,500 units expected by December 2027.
President John Dramani Mahama toured the project site in the Greater Accra Region last Thursday to assess progress on the estate’s redevelopment, originally conceived as a 5,000-unit affordable housing project under the late President, Professor John Evans Atta Mills.
The project stalled after a change in government and subsequent legal and investigative processes brought construction to a halt.
The prolonged inactivity left the site vulnerable to extensive vandalism, with electrical cables, wash basins, fittings, bulbs and underground telecommunications cables stolen.
Commitment
However, the Chairman and Chief Executive Officer (CEO) of LMI Holdings, Kojo Aduhene, made a public pledge during last Thursday’s inspection to turn things around and deliver the results expected.
“By March 2027, we will have 700 housing units ready and I want to say to everyone: take me at my word,” Mr Aduhene pledged.
He added, “I am making this commitment publicly and I expect you to hold me accountable for it.”
The CEO of LMI Holdings, the company developing the Dawa Industrial Park, further confirmed that all 1,500 housing units in the first phase would be completed and ready for occupation by the end of 2027.
Mr Aduhene also disclosed that LMI was ready to begin the sales process for prospective homeowners.
Construction is progressing steadily, with materials secured, site clearing ongoing and underground electrical cabling being installed to provide modern, reliable infrastructure throughout the community.
Water supply challenge resolved
Mr Aduhene identified water supply as the project’s most persistent historical problem and announced that the solution was now in place.
“A new water treatment plant at Dawa is ready, the pipeline connecting the facility has already been laid and an overhead reservoir is nearing completion.
Together, these facilities will provide sufficient water to serve the entire Saglemi community,” he told the President and his entourage, which included the Deputy Minister of Works, Housing and Water Resources, Gizella Tetteh-Agbotui, some officials from the ministry and Presidential Staffers.
World-class digital infrastructure
The development will feature modern digital infrastructure, with high-speed internet connectivity being extended directly into the estate.
Mr Aduhene said fibre-optic cables were being laid from Dawa to Saglemi, leveraging digital infrastructure established in the area by Google.
He said every house would be connected by fibre to provide residents with reliable, high-speed internet.
In addition, an internal communication system would allow residents to connect directly with estate security and management services.
Railway connection
Mr Aduhene further disclosed plans for a railway connection linking Saglemi with the Dawa Industrial Zone and the wider Tema enclave.
The proposed railway would provide residents with an efficient way to commute to work, particularly those employed in Tema and surrounding industrial areas.
The railway, he added, would also serve workers living in Ashaiman, Afienya and neighbouring communities, while facilitating the movement of industrial goods.
“The broader vision is to enable hardworking Ghanaians to live in decent homes at Saglemi and commute efficiently to major employment centres rather than depend on overcrowded settlements and long road journeys,” he said.
President remarks
After inspecting the entire facility, President Mahama expressed confidence that the redevelopment would transform Saglemi into a modern and conducive residential community for thousands of Ghanaian families.
He urged prospective homeowners to register promptly once the sales portal opens, warning that the houses were likely to be in high demand due to growing industrial activity around Tema and the Dawa Industrial Park.
“It is my hope that shortly after Christmas, around Easter next year, we shall gather here to inaugurate the first 700 housing units and hand them over to homeowners.
Then, in December next year, we shall return once again to inaugurate the remaining units, completing the first phase of 1,500 houses,” he said.
President Mahama said Saglemi fitted into the government’s broader Green Digital City vision, which was expected to extend from the corridor through Bundase towards the Volta Lake.
On home ownership, the President said several financial institutions were developing mortgage products to support prospective homeowners, with the Home Ownership Fund prepared to support the required deposit and provide affordable mortgages at relatively low interest rates.
